CONSIDER AMENDMENT TO CHAPTER 106 OF THE CODE OF <br />ORDINANCES, ALLOWING STRUCTURES WHICH EXCEED <br />THE MAXIMUM HEIGHT LIMIT AS A CONDITIONAL USE IN H.1. <br />ZONING DISTRICTS, BY AMENDING SECTION 106-521(C), <br />FOOTNOTE, ESTABLISHING SUCH CONDITIONS FOR SAID <br />CONDITIONAL USE PERMIT. <br />Mr. Kneupper reviewed a proposed ordinance amendment which <br />would allow structures in Heavy Industrial (H.I.) zoning districts to <br />be built at a height that would exceed the current maximum height <br />limit of forty-five feet by means of a Special Conditional Use Permit. <br />1. PROPONENTS <br />Ron Evans, Plant Manager for PPG Industries, addressed <br />the Commission in favor of the amendment. <br />2. OPPONENTS <br />There were none. <br />B. CONTINUE PUBLIC HEARING CONVENED ON JULY 21, 1998 <br />TO DISCUSS SPECIAL CONDITIONAL USE PERMIT #98-001, <br />REQUESTED FOR PROOPERTY LOCATED IN THE 2000 <br />BLOCK OF POWELL ROAD (SO. 16T" STREET). THE <br />APPLICANT IS SEEKING TO DEVELOP PHASE I OF A <br />PELLETIZED PLASTICS STORAGE, SALES AND <br />DISTRIBUTION FACILITY. THIS PHASE OF DEVELOPMENT <br />WILL BE A RAIL ORIENTED WAREHOUSE FACILITY CAPABLE <br />OF HANDLING PRODUCTS BY RAIL AND TRUCK. THIS <br />FACILITY WILL BE DEVELOPED WITHIN A PLANNED UNIT <br />DEVELOPMENT (P.U.D.) ZONE. <br />Mr. Kneupper presented staffs report. Stuart Haynsworth <br />requested a Special Conditional Use Permit for property located in <br />the 2000 Block of Powell Road. The property is zoned Planned <br />Unit Development (P.U.D.) and requires a Special Conditional Use <br />Permit for development. <br />The proposed Texas Import/Export Park will be an industrial, <br />commercial and multi-family residential development. <br />1.
