<br /> <br />Staff Report Summer Winds Subdivision February 18,1999 <br />General Plan <br />Requested By: Earl W. Wilburn, Jr., Secretary <br />Summer Winds, LLC <br />Requested For: A 44.5910 Acres of Land being Outlots 700, 701, 702, 703 and 697 to the <br />W. B. Lawrence Subdivision Volume 83, Page 344, H.C.D.R. out of the <br />William M. Jones Survey, A-482, City of La Porte, Hams County, Texas. <br />Present Zoning: Low Density Residential (R-1) <br />Requested Use: Residential Subdivision <br />Background: Summer Winds is a residential subdivision located on the north side of <br />Fairmont Parkway, approximately 3700 block of Underwood Road. The <br />General Plan for the subdivision was Approved by the Commission on June <br />19,1997. Under the terms of Development Ordinance 1444, it is classified as <br />a major subdivision. <br />The subdivision has to be developed in phases. Once the general plan has <br />been approved, it was followed by separate preliminary and final plat <br />submittal for each of two subdivision sections. After the completion of these <br />two sections, the general plan has been amended to include the proposed <br />section three. <br />Analysis: The General Plan proposes approximately 4 dwelling units per acre which <br />conforms with the Comprehensive Plan. The General Plan containing 158 <br />lots, 9 blocks and 4 restricted reserves with Section I includes 3 blocks, 65 <br />lots, Section II includes 3 blocks, 56 lots and proposed section III includes 3 <br />blocks, 371ots. <br />Staff has reviewed the plan and found it to be in accordance with the zoning <br />and development ordinance of the City. The proposed section of the <br />subdivision will be located in Park Zone 1. In accordance with the <br />regulation, the general plan does not designate any parkland. Therefore, <br />money in lieu of parkland would be required at or prior to final plat approval. <br />
