Staff recommends the inclusion of sidewalks <br />within the Subdivision. Responsibility for construction of the walks should <br />be specified by covenant as well as stated in writing on the final plat <br />Staff has listed items below that need to be addressed by the developer with <br />the submittal of the final plat. <br />' Detention pond ownership and maintenance by the Homeowner's <br />Association shall be stated clearly. <br />' Developer is responsible for constroction and installation of sidewalks <br />within the subdivision. <br />' Statement specifying the parties responsible for administration and <br />enforcement of covenants. <br />Conclusinn~ <br />Using Appendix C of Development Ordinance No. 1444, staff has reviewed <br />the general plan and finds it substantially complies with applicable <br />ordinance requirements. Staff therefore, recommends approval of the <br />Summer Winds, General Plan. <br />NOTE: A copy of general plan will be provided to the Commission <br />members at the meeting. <br />
