Fairmont Oaks Apts. <br />Site Plan <br />Page 2 of 2 <br />Pazk Zone II. The City's Development Ordinance prohibits the dedication of pazkland <br />less than one acre in size; therefore, money in lieu of pazkland would be required. <br />As proposed, Fairmont Oaks Apartments has 47 buildings with 188 units, which is 16 <br />units per acre. Zoning regulations allow up to 27 units per acre. The required front yazd <br />setback is 25' and the side yard setback is 20'. A utility easement 16' wide along the <br />most northerly property line adjacent to Fairmont Park Subdivision, Section IV is granted <br />to the City of La Porte. City water and sanitary sewer easement 16'wide is located along <br />Fairmont Pazkway. <br />Recommendation <br />Staff has reviewed the major development site plan of Fairmont Oaks Apartments and <br />found it complies with Section 4.09 of the Development Ordinance 1444. The site plan is <br />recommended for approval before the building permit can be issued. <br />
