• <br />Statlf Report Fairmont Oaks Apartments June 17,1999 <br />Final Plat <br />Requested By: Fairmont Oaks Apartments, L. P. (Grantee) <br />Requested For: A 12.175 Acre Tract out of the William M. Jones Survey, Abstract No. 482, <br />Harris County, Texas and being a part of a 198.898 Acre Tract described in <br />deed to Fairmont Oaks Apartments, L. P, recorded under Harris County <br />Clerk's File (H.C.C.F) Number M761300 of the Harris County Official <br />Public Records of Real Property. <br />Present Zoning: High Density Residential (R-3) <br />Requested Use: Multifamily Residential Subdivision (188 Units) <br />Background: Fairmont Oaks Apartments is a residential subdivision off Fairmont Parkway <br />and Underwood Road (Exhibit A). The Preliminary Plat for Fairmont Oaks <br />Apartments was approved by the Commission during their April 15, 1999 <br />meeting with the following conditions: <br />1. Sidewalks are deemed necessary along Underwood Road and Fairmont <br />Parkway and should be noted on the Final Plat. <br />2. Landscaping is required along all four perimeters of the property. <br />3. Provide sufficient recreational facility within the development for the <br />tenants. <br />4. Investigate the possibility of constructing a deceleration lane along <br />Fairmont Parkway. <br />Analysis: Staff, using Development Ordinance 1444, Section 4.04 and Appendix D as <br />a guide, has reviewed the Fairmont Oaks Apartments Final Plat and found it <br />to be in substantial compliance with applicable ordinance requirements. <br />Staffhas also reviewed the plat for conformance with zoning regulations and <br />the goals and intents of the City's Comprehensive Plan. As indicated by the <br />zoning designation, the proposed subdivision is compatible with the <br />underlying "High Density Residential (R 3)" for Multifamily Residential <br />Subdivision. As proposed, Fairmont Oaks Apartments has 188 units, which <br />is 16 units per acre. Zoning regulations allow up to 27 units per acre. <br />
