Fairmont Park East <br />General Plan <br />March 21, 2002 <br />Page 2 of 2 <br />Submittal Requirements <br />Staffreviewed the General Plan subject to Zoning, Development Ordinance, <br />and City's Comprehensive Plari and found it complies with applicable <br />requirements. <br />Streets - To improve circulation, staffrequested a second entrance to provide <br />additional access to the subdivision by residems and emergency vehicles. <br />Sidewalks -The developer agreed to provide sidewalks within the <br />subdivision, along Driftwood.Drive connecting Section 5 to Section 6, and <br />from the subdivision entrance towards Fairmont Parkway. <br />Zone Change -During the February 21, 2002 meeting, the Commission <br />recommended City Council approval of the zone change request for <br />approximately 16.617 acres for this proposed subdivision. This will be <br />considered by Council on March 18'x. <br />Drainage -Staff reviewed the drainage calculations and found that existing <br />detention area is properly sized and can easily accommodate this <br />development However, staff will work closely with the developer and <br />engineer to ensure that developing this section will not adversely affect the <br />adjoining properties. <br />Conclusion: Using the Development Ordinance, staff reviewed the General Plan and <br />found it complies with applicable ordinance requirements. Staffrecommends <br />approval with conditions: <br />• Lots are re-arranged to avoiding backing up to the detention area.. <br />• Driveway guidelines ~ are established for tracts adjacent to Fairmont <br />Parkway. <br />• A pedestrian easement is dedicated along the Exxon/Mobile pipeline to <br />provide access between Fairmont Park and Fairmont Park East. This. <br />must be finalized prior to filing of the Preliminary Plat for Section 5. <br />Options available to the Commission areas follows: <br />• Approve the General Plan as filed. <br />• Conditionally approve the General Plan based on staffs/Commission's <br />directives <br />• Disapprove the General Plan. <br />
