THE APPLICANT WANTS TO CONSTRUCT A CONVENIENCE <br />STORE WITH AUTOMOBILE AND TRUCK FUELING CENTER. <br />Ms. Goodwin reported that Mr. Ameen Nazsi has requested a special conditional use <br />permit for a convenience store with automobile/truck fueling in the 300 block of West <br />Bazbour's Cut Blvd. Ms. Goodwin presented the background and analysis for this <br />request. Staff recommended approval of the permit with conditions voluntarily <br />submitted by the applicant and. additional conditions recommended by staff as follows: <br />Applicant's conditions: <br />1. The facility shall only operate during the hours of 6 a.m. to 8 p.m. <br />2. The facility shall be operated and maintained properly. <br />3. No overnight facilities shall be allowed on the premises. <br />4. North 3~ St. shall be improved south of the existing paving for approximately 270'. <br />Staff's conditions: <br />1. At least 15% landscaping and screening shall be provided along 19C, 3"~, and North <br />"E° Streets as a buffer between the neighborhood and the proposed facility. This <br />must be compatible with the City's landscaping ordinance and beautification plan <br />along Bazbour's Cut Blvd. <br />2.. No permanent structures shall be allowed in the City's 60' drainage easement. <br />3. For this phase of development, ingress and egress aze limited to 2 points along <br />Bazbour's Cut Blvd. The second driveway provides shazed access between Blocks <br />328 6x 329. <br />4. Applicant shall submit to the City, written approval from Harris County, for <br />median break(s) along Bazbour's Cut Blvd. . <br />5. Driveway turning radii shall be increased to accommodate trucks. <br />6. Automobile and truck traffic shall be separated. Signs shall be placed at each <br />driveway denoting "auto° or "truck° entrance/exit. <br />7. ~ Street improvements shall adhere to the Harris County Engineering Department's <br />design standards for commerciaUindustrial roadways. <br />1. PROPONENTS <br />Larry Goode, Hillshire Street, Deer Pazk -Truck driver who has traveled <br />Bazbour's Cut for over 25 yeazs would like to see another place for trucks to <br />stop for food and fuel. Having only one similar store in the azea leaves many <br />truckers waiting for long periods for service. <br />Fredrick Wooly, 302 N. 11`}', La Porte -Store would be convenient for nearby . <br />residents who do not have transportation and it would also beautify the area. <br />
