Create winding pedestrian/bicycle trails with trees situated to <br />add shade and landscaping to trails, both along the linear~park <br />area as well as SH 146. <br />6. Provide apedestrian/bicycle path from SH 146 to Little Cedar <br />Park along the north perimeter of the subdivision, .with a <br />connection to the east side pedestrian/bicycletrad. <br />7. Sidewalks are recommended along both sides of Wharton <br />Weems and McCabe and along SH 146. <br />8. Create either perimeter 6 foot berms, .or sound walls along <br />SH146 to have to reduce noise levels for the subdivision; if <br />berms utilized, then shrubbery planted along the' top '(i.e. <br />oleanders) to provide additional sound deadening. Walkways <br />should wind among the berms; the entire landscaped area <br />should be no less than 30 feet wide. <br />9. Irrigation shall be provided to allow establishment of all plant <br />material. <br />10. Clearly state in covenents or deed restrictions that it. is the <br />responsibility of the homeowners to pay for all costs for <br />repairs that are incurred when property adjacent to the existing <br />golf course and driving range is damaged. The City will not be <br />responsible in this case. Or if feasible, provide a protective <br />mechanism that prevents damage to property that is adjacent to <br />the golf course or driving range. <br />11. Examine space availability ~at SH 146 feeder to provide a <br />pedestrian crossing over at Taylor Bayou, if necessary. <br />Options: <br />1. The Commission may wish to close the public hearing. <br />2. Consider either <br />. a) Approval of the proposed land uses <br />b) Recommend that Staff continue to work with the Developer <br />on the issues listed. <br />
