(GC) <br />West Low Density Residential -1 <br />Land Use <br />Commercial <br />Activity Proposed <br />Single-family dwellings <br />Summary: • The applicant is requesting a rezoning of this property from General <br />Commercial (GC) to Low -Density Residential (R-1) for the purpose of <br />providing single-family dwellings. <br />• The adjacent properties are zoned commercial except low -density <br />residential zoning across 1" Street on the west. <br />The area is earmarked for commercial uses in the La Porte <br />Comprehensive Plan <br />• The effect of the change from GC to R-1 should not have an adverse <br />impact upon the infrastructure. <br />• The overall impact on public services should be minimal. <br />• Streets/roads should have adequate capacity to handle the traffic <br />generated by this proposed site. <br />• The impact upon the public health, safety, and welfare of the city should <br />be minimal. <br />Recommendation: <br />Staff recommends approval of. the zone change request subject to the <br />following provisions: <br />• Provide buffering measures, i.e. solid wall adjacent to the alley abutting <br />non-residential land uses. <br />• Study of 1' Street to determine if rezoning certain lots to residential is <br />applicable. <br />Action Required by . Recommend approval of the zone change as requested, <br />the Commission: 0 Recommend denial of the zone change as requested, and <br />0 Recommend approval of a modified version of the zone change. <br />
