Page 2 <br />4, 2003, the Zoning Board of Adjustment granted Mr. Rodriquez a Variance to <br />construct an accessory structure in excess of 2,000 sq. ft. <br />Public notices were mailed to 14 surrounding property owners. The City received <br />one response in favor and one opposed to the request. <br />B. PROPONENTS <br />Scott Rodriquez, 15727 Parksley Dr., Houston, TX, addressed the Commission. <br />The Commission asked about screening along the back property line. Mr. <br />Rodriquez was agreeable to planting additional screening in the future if it <br />becomes necessary, but feels there is currently enough natural vegetation in <br />place. When asked if the facade of the accessory building would match the <br />house, he said it would not. <br />C. OPPONENTS <br />None <br />IV. CLOSE PUBLIC HEARING. <br />Mr. Dorsett closed the public hearing at 6:20 P.M. <br />V. CONSIDER RECOMMENDATION TO CITY COUNCIL REGARDING SPECIAL <br />CONDITIONAL USE PERMIT #SCU03-004. <br />Motion by Ross Moms to recommend to City Council, approval of Special Conditional <br />Use Permit #SCU03-004 with the following conditions: <br />■ Accessory building must be located a minimum of thirty -feet (30') behind the rear <br />of the primary structure, as required by the City's Code of Ordinances. <br />■ Assure that the proposed structure is not visible from the neighboring residential <br />properties to the south. <br />■ Ensure that tree line will be preserved for at least 100' from the side and 150' <br />from the rear property line, as shown on the site plan with a building setback <br />being the same. <br />■ Roofed -over structures on the property do not accumulatively exceed the <br />maximum forty percent (40%) lot coverage. <br />■ Additional development at site shall be subject to filing a new application for <br />Special Conditional Use Permit. <br />■ Check into the feasibility of having an accessory structure look architecturally <br />similar to the house. <br />■ No livestock shall be allowed at the property. <br />Second by Paul Berner. The motion carried. <br />
