Gra Trustee, Fairmont Park, JV. <br />Present Zonin Low Densit Residential R-1 <br />Requested Zoning Single-Family Residential <br />Acreage 15.6064 acres <br />Surrounding Zoning North Low Density Residential (R-1) <br />East Low Density Residential (R-1) <br />South General Commercial (GC) <br />West Low Densit Residential R-1 <br />Land Use Ma Residential <br />Activit Pro osed Residential <br />Summary: <br />• The applicant is requesting approval of a preliminary plat for proposed <br />Fairmont Park East Section Twelve to be located on both sides of <br />Farrington Blvd. <br />• During the February 17, 2005 public hearing, the Commission <br />recommended rezone of the said property from General Commercial <br />(GC) to Low-Density Residential (R-1) for single-family dwellings. <br />• The proposed subdivision abuts commercial development to the south <br />along Fairmont Parkway. <br />• The adjacent properties are zoned low-density residential except <br />commercial along Fairmont Parkway. <br />• The area is earmarked for residential/commercial uses in the Land Use <br />Plan. <br />• Streets/roads should have adequate capacity to handle the traffic <br />generated by this proposed development. <br />Recommendation: <br />The Preliminary Plat is in accordance with the City's Development Ordinance. <br />Staff recommends approval of the Preliminary Plat with the following <br />considerations in place: <br />• Construction drawings shall indicate off-site drainage improvements to <br />ensure proper drainage of the adjacent commercial property and residential <br />subdivision. <br />• As agreed, the developer is responsible for installation of sidewalks along <br />both sides of all public streets within the subdivision and along east and <br />west right-of--way line of Farrington Blvd. upto end of the subdivision line. <br />Actions required by <br />The Commission: <br />• Approval of the Preliminary Plat as submitted. <br />• Conditional approval of the Preliminary Plat requires submission of an <br />amended Preliminary Plat and additional documentation as specified by the <br />Commission. <br />• Disapproval of the Preliminary Plat requires submission of a new <br />Preliminary Plat. <br />~~-9~q~ <br />
