• • <br />Staff Report Fairmont Park East, Section Twelve March 17, 2005 <br />Preliminary Plat <br />Requested Action: Consideration of Preliminary Plat for Fairmont Park East, Section Twelve <br />Requested By: Mr. Eddie V. Gray, Trustee <br />Requested For: A 15.6064 acre tract out of the William M. Jones Survey, Abstract No. 482, <br />Harris County, Texas. <br />Present Zoning: Low-Density Residential (R-1) <br />Requested Use: Residential Subdivision - (Single Family Dwellings) <br />Background: The subject tracts are approximately 15.6064 acres of land out of W. M. <br />Jones Survey, A-482, La Porte, Harris County, Texas. The property is <br />located along both sides of Farrington Boulevard just south of Fairmont <br />Park, Section 2. The 9.786 acre tract is bounded by single-family residential <br />subdivision (Fairmont Park Central Section 2) on the north, commercial uses <br />to the south along Fairmont Parkway, east with Farrington Boulevard, and <br />adjacent to the Big Island Slough on the west. The 5.159 acre tract is <br />bounded by Fairmont Park Central Section 2 to the north, adjacent to <br />existing commercial uses and unrestricted reserves along Fairmont Parkway <br />on the south, and west on Farrington Boulevard. <br />The developer applied for a zone change request with the City in February, <br />2005. The public hearing for Rezone Request #ROS-001 was held at the <br />February 17, 2005 meeting of the Planning and Zoning Commission. City <br />Council at their March 14, 2005 meeting, approved the Commission's <br />recommendations for rezoning of the said tracts from General Commercial <br />(GC) to Low-Density Residential (R-1). <br />Analysis: Section 4.03 and Appendix D of the City's Development Ordinance establish <br />review criteria for major subdivisions. Staff also used criteria in the City's <br />Zoning Ordinance and Comprehensive Plan to review this project. <br />Land Use -The project's proposed residential use conforms to the character <br />of the surrounding land uses and the R-1 zoning district. Properties adjacent <br />to the site are overwhelmingly residential with some commercial properties <br />along Fairmont Parkway. <br /> <br />
