<br />. <br /> <br />Preserve at Taylor Bayou - Preliminary Plat <br />Planning and Zoning Commission <br />September 15, 2005 <br /> <br />. <br /> <br />. Delineate detention ponds I &2 within the proposed plat boundary. <br /> <br />. Furnish acceptance letter for proposed 40' HCFCD drainage easement shown along eastern property <br />line adjacent to the Taylor Bayou. <br /> <br />. Detention ponds approval by the Harris County and Army Corps of Engineers must be provided to the <br />City. <br /> <br />. Nature Preserve dedication instrument, ownership and responsibility for its maintenance must be <br />'established and noted on the plat. <br /> <br />. Coordinate with the developer to the north for the construction of a 24" trunk main, the portion of the <br />lift station to be built north of the site, and off-site lift station that needs to be upgraded to handle both <br />north and south developments. <br /> <br />. Show other features like Wetlands delineation, SW Bell Station, and public parkland. <br /> <br />Options available to the Commission are as follows: <br /> <br />. Approval of the Preliminary Plat, as filed. This will authorize the developer to proceed with the final plat <br />submittal. <br /> <br />. Conditional approval of the Preliminary Plat as filed. This will require the developer to address the <br />conditions and resubmit the Preliminary Plat. <br /> <br />. Disapproval of the Preliminary Plat as filed. This will require the developer to file a new Preliminary Plat. <br />
