<br />Staff Report <br /> <br />Replat - J V Addition <br /> <br />July 20, 2006 <br /> <br />Propertv Owner: Sens Road Properties, Ltd. <br />c/o John Verdall <br /> <br />Location: 2215 Sens Road <br /> <br />Le2al Description: 37.5 acres ofland, being 21.21 acres as TR 8 and 16.6 acres as TR 3A, out <br />of the Enoch Brinson Survey, Abstract 5, Harris County, Texas and further <br />described in the deed recorded in the Harris County Clerk's File No. <br />V384795, La Porte, Harris County, Texas. <br /> <br />Present Zonin2: Business Industrial (BI) & Light Industrial (Ll) <br /> <br />Land Use: CommerciallIndustrial <br /> <br />Back2round: Applicant is replatting 37.5 acres of land into two restricted Reserves for <br />Business/lndustrial activities along Sens Road in the City of La Porte. The <br />owner has proposed a replat of 24.797 acres (1,080,167 sq. ft.) as Reserve <br />'A' and 12.697 acres (553,062 sq. ft.) as Reserve 'B'. There are existing <br />buildings south of utility easements in Reserve' A'. In addition, a 20' wide <br />strip has been dedicated to the public for the Sens Road widening. <br /> <br />Analvsis: Owner/Developer plans to develop the tract for business/industrial uses. The <br />developer will construct infrastructure induding storm drainage/detention <br />system that will connect with the regional system in accordance with the <br />policies of the City of La Porte and Harris County Flood Control District. <br />Staff reviewed the following elements of the Comprehensive Plan in relation <br />to the proposed subdivision. <br /> <br />Land Use - The City's Land Use Plan indicates this area envisioned as <br />developing with commercial industrial uses. The zoning and use of the <br />nearby properties is also commercial and industrial in nature. The current <br />land use and development pattern conforms to the proposed use. <br />Furthermore, the development within the subject tract should not have an <br />adverse impact on the surrounding area. <br /> <br />Transportation - The subject property is located near State Highway 225, <br />a major truck route, and Spencer Highway, a primary arterial roadway. <br />This site provides more than adequate accessibility for circulation of <br />traffic. Sens Road, a major collector with 60' right-of-way (ROW), will <br />be widened to 100' ROWand is not a designated truck route. All traffic <br />entering/existing this site will be off Sens Road. <br /> <br />cXH.IBn 1\ <br />
