<br />J V Addition <br />Replat <br />Page 2 of2 <br /> <br />Conclusion and <br />Recommendation: <br /> <br />Public Services - Both the reserves have frontage along Sens Road, which <br />provides access to these tracts. Currently, Harris County is acquiring <br />right-of-way (ROW) for the widening of Sens Road to 100' ROW as a <br />four-lane primary arterial to be aligned with State Highway 225 just north <br />of 'P' Street. The plat shows a 20' wide strip for this purpose. Public <br />utilities i.e. water and sanitary sewers are available in the area. Storm sewer <br />and fire protection require further consideration due to deeper tracts. In <br />addition, provisions are necessary to ensure that sufficient utility extensions <br />are made to serve any proposed development on these tracts. Storm water <br />drainage shall be managed by an on-site detention basin. <br /> <br />Staff reviewed the Plat and found it to be in accordance with the <br />Development Ordinance of the City. Staff recommends approval of the Plat <br />with the following conditions: <br /> <br />. The 20' wide "future right-of-way" shown along Sens Road should be <br />noted as dedicated easement to the City of La Porte. <br />. Land uses will be strictly commercial/industrial in nature. <br />. Any proposed development on these tracts shall be in compliance with <br />the Business Industrial and Light Industrial zoning district regulations. <br />A further refmement of industrial activity shall be approved by the City. <br />. Each reserve has its own property access, utilities, and address. Reserve <br />'A' has utility easements on the property. <br />. Public utilities will need to be extended to serve these reserves. Fire <br />protection and utility extensions shall be the responsibility of the <br />owner/developer. <br />. Construction drawings and/or plan profile shall be submitted for <br />proposed on and off-site utilities with capacities. The tie-in of water, <br />sanitary sewer and storm sewer shall be indicated on the plans. <br />. Zoning permit shall be required from the City for proposed use/activity <br />at site. <br />. Detention pond maintenance shall be the sole responsibility of the <br />owner/developer. <br /> <br />Options available to the Commission are as follows: <br /> <br />. Approval of the Plat, as filed. <br />. Conditional approval of the Plat as filed. This will require the developer <br />to address the conditions and submit the development site plan. <br />. Disapproval of the Plat as filed. This will require the developer to file a <br />revised Plat. <br />
