Provide on-site improvements, loading and unloading ramps/bays <br />that adequately handle the volume associated with this <br />office/warehousing facility. <br />4. Fire truck access, fire suppression requirements, and fire hydrant <br />placement shall be specified on the plans. <br />5. A site plan and/or separate plans shall be submitted in conjunction <br />with the building permit application. Landscaping is required in <br />percentages specified in Section 106-522 of the Code of Ordinances. <br />6. Provide an irrigation system to ensure that all landscaping and <br />screening is properly maintained by the owner/developer. <br />7. IS <br />SEEKING APPROVAL OF A SPECIAL CONDITIONAL USE PERMIT FOR PROPOSED <br />DEVELOPMENT OF OFFICE DISTRIBUTION CENTER BUILDING B5 IN THE PORT <br />CROSSING BUSINESS PARK. <br /> <br />Chairperson Muston opened public hearing at 6:21 pm. <br /> <br />A. <br /> <br />STAFF PRESENTATION <br /> <br />The Staff Report was given by Masood Malik, City Planner. The <br />applicant, Russell Plank has requested a Special Conditional Use Permit <br />for development of an office/warehouse facilitx within the proposed <br />business industrial park to be located along S. 16t Street. <br /> <br />B. <br /> <br />PROPONENTS <br /> <br />Russell Plank, the applicant, addressed the Commission. Mr. Plank <br />addressed the issue of additional truck traffic that would possibly be <br />added to the area. <br /> <br />C. <br /> <br />OPPONENTS <br /> <br />There were none. <br /> <br />8. CLOSE OF PUBLIC HEARING. <br /> <br />Chairperson Muston closed the public hearing at 6:35 pm. <br /> <br />9.
