Plank <br />Powell Road Logistics, L.P. <br /> <br />12.3424 acre tract of land out of the Johnson Hunter Survey, Abstract <br />35, La Porte, Harris County, Texas. <br /> <br />South 16th Street (Powell Road) <br /> <br />Planned Unit Development (PUD) <br /> <br />Industrial warehouse <br /> <br />This project is part of a 342- acre Planned Unit Development, known as <br />Port Crossing, a mixed use business/industrial park further defined by a <br />General Plan, Development Agreement between the owner/agent and <br />the City of La Porte. The subject property is zoned Planned Unit <br />Development (PUD) with underlying land uses as <br />commercial/industrial. <br /> <br />Development in a PUD zoning district requires that an application for <br />a general plan shall be filed and processed simultaneously with the <br />Special Conditional Use Permit. A General Plan along with Special <br />Conditional Use Permit (#SCU05-003) was approved by City Council <br />on March 28, 2005. A preliminary and final plat for Port Crossing <br />Section 1 were approved by the Commission at the January 19 and <br />March 16, 2006, meetings respectively. <br /> <br />Once the final plat is approved, the applicant is authorized to start <br />construction at site. <br /> <br />Section 4.03 and Appendix D of the City's Development Ordinance <br />establish review criteria for major subdivisions. Staff also used criteria <br />in the City's Zoning Ordinance, Comprehensive Plan, and Development <br />Agreement to review this project. <br /> <br />Land Use - The City's Land Use Plan indicates this area envisioned <br />as developing for business/ industrial uses. The zoning and use of the <br />nearby properties is also commercial and industrial in nature. The <br />current land use and development pattern conforms to the proposed <br />use. In addition, the development within the subject tract should not <br />have any adverse impact on the surrounding area. <br /> <br />!UHIBrr A <br />
