<br />Port Crossing, Section I <br />Final Plat <br />Page 2 of2 <br /> <br />Conclusion! <br />Recommendations: <br /> <br />Transportation - Truck traffic is typically associated with this type of <br />commercial and industrial development. In accordance with the <br />General Plan, South 16th Street (Powell Road) has been widened to a <br />100' ROW. A 50'pipeline easement is abutting Powell Road on the <br />West. <br /> <br />Landscape Buffer/Open Space - A 50' wide landscape buffer, <br />building line and utility easement is provided along Powell Road. In <br />addition, landscaping will be provided within building setback areas and <br />easements throughout this development. <br /> <br />Utilities and Drainage - Public infrastructure has been upgraded to <br />serve this development. Storm water facilities have been designed in <br />accordance with the City and Harris County Flood Control District <br />requirements. <br /> <br />The Final Plat is in accordance with the City's development regulations. <br />Staff recommends approval of the Final Plat, but notes that the <br />following must occur prior to plat recordation: <br /> <br />· Provisions of the approved SCUP, General Plan, and <br />Development Agreement are applicable and must be applied to <br />the entire project. <br /> <br />Options available to the Commission are as follows: <br /> <br />· Approve the Final Plat as filed. <br /> <br />· Disapprove the Final Plat as filed. This will require the developer to <br />file a new Final Plat with the required documents. <br />
