Weather permitting, and upon <br />completion of demolition and leveling, they should be able to begin the project within 60 <br />days. <br />. Investment to date is approximately $500,000-$600,000. Loans for demolitionlleveling <br />will require an approved final plat. <br />. Building concept is three-story with bottom floor to include a long garage for storage of <br />boats, recreation vehicles, etc. and the top floor with a view of the bay. <br /> <br />C. OPPONENTS <br /> <br />No opposition was presented. <br /> <br />8. CLOSE PUBLIC HEARING <br /> <br />Chairperson Muston closed the public hearing at 6:46 p.m. <br /> <br />9. CONSIDER APPROVAL OF THE REPLAT FOR MORADA BY THE BAY TO BE LOCATED AT <br />200 GARFIELD BLVD. <br /> <br />Motion by Nick Barrera to approve the Replat of Morada By the Bay with the following conditions: <br /> <br />. Submit utility schematic for the subdivision. Show the nearest fire hydrant and include utilities <br />routing. <br />. Flood Plain Development Permit shall be applicable. Indicate B.F.E. and fumish an elevation <br />certificate prior to building permit issuance. <br />. A copy of the subdivision covenants and restrictions shall be submitted to the City for the City <br />Attorney's approval. <br />. Landscaping will be provided at site as per City's requirement. <br />. Add a note on the plat that all shared drives are private and shall be maintained by the <br />owner/developer. <br />. Intemal sidewalks installation will be the sole responsibility of the owner/developer. <br />. Payment of $12,928.00 must be paid to the City in lieu of parkland dedication. <br /> <br />Second by Dottie Kaminski. The Motion carried. <br /> <br />Ayes: Kaminski, Barrera, Meharg, Finch, Linscomb, Muston, and Lawler <br />Nayes: None <br />Abstain: None <br /> <br />10. OPEN PUBLIC HEARING TO RECEIVE CITIZEN INPUT ON AN AMENDMENT TO THE ZONING <br />ORDINANCE BY AMENDING SECTION 106-742, CODE OF ORDINANCES, RELATED TO THE <br />ALLOWABLE CONCENTRATION OF DOMESTIC LIVESTOCK PER ACRE. <br /> <br />Chairperson Muston opened the public hearing at 6:52 p.m. <br /> <br />A. STAFF PRESENTATION <br /> <br />Mr. Sabo presented staffs report. The Planning & Zoning Commission and Staff were directed <br />by City Council to review the possibility of increasing the number of animals per acre allowed by <br />ordinance. Currently, two grazing animals are allowed per acre. Staff researched the subject <br />and for comparison, checked ordinance provisions of neighboring cities. <br /> <br />A workshop was held on July 19, 2007, where there was a consensus of the Commission to <br />maintain the current regulations. <br />
