(Representative) <br /> <br />14.7555 acres ofland out of the William M. Jones Survey, Abstract No. 482, <br />La Porte, Harris County, Texas. <br /> <br />Bayport Industrial District (La Porte ETJ) <br />Faimlont Parkway near Bay Park Road <br /> <br />The applicant is platting 14.7555 acres of land into a restricted reserve for <br />commercial use in the Bayport Industrial District. The property is located <br />within the Extraterritorial Jurisdiction (ETJ) of La Porte, approximately <br />1,000 ft. west of Bay Park Road and south of Faimlont Parkway. <br /> <br />The City of La Porte excludes from the terms, conditions and effects of the <br />La Porte Development Ordinance and all amendments hereto, land <br />included within the boundaries of any Industrial District or Districts within <br />the Extraterritorial Jurisdiction of the City of La Porte. Harris County <br />Public Infrastructure Division/Engineering Department, Harris County Flood <br />Control District (HCFCD), and several other easement holders/agencies will <br />be reviewing this plat. <br /> <br />The plat is being presented to the Commission as a courtesy. In addition, the <br />property will be subject to all the rules and regulations mentioned in Exhibit <br />'c' of the Industrial District Agreement, once approved by City Council <br />(copy attached). Special considerations are a dedication to the City of a 10' <br />wide pedestrian and bicycle easement along company's Fairmont Parkway <br />boundary, landscaping/screening, SigIlage, and driveway along Faimlont <br />Parkway. Once the plat is approved, an Industrial District Agreement (IDA) <br />shall be presented for consideration of approval by City Council. <br /> <br />Land Use - The owner/developer plans to develop the tract for commercial <br />uses. <br /> <br />Building Lines - The plat shows building lines as Front 50', Rear 25', and <br />Sides 25', recorded in Volume 5920, Page 165, Harris County Deed Records. <br /> <br />Utility/Pipeline Easements - A 10' wide private sanitary force main and <br />storm sewer is shown to the west adjacent to 100' wide Exxon Pipeline <br />Corridor. <br /> <br />Streets - The facility will have direct access to Fairmon! Parkway, a semi- <br />controlled access highway with 250' wide right-of-way. Proposed site plan <br />shows a 25' wide driveway along Fairmont Parkway. The design standards <br />comply with the City's driveway criteria per Section 106-835 ofthe Code of <br />Ordinances. EXH J B I' T A <br />
