Current trees adjacent to the residential development and church are to <br />be maintained. <br />5. Landscape plan shall be required for the new landscaping to be approved <br />by the City. <br />6. Facility lighting shall be arranged as to reflect the light away from the <br />adjacent residential properties in compliance with Section 106-521(c), <br />footnote A, Code of Ordinances. <br />7. All outside storage shall be screened from public view and neighboring <br />residences. <br />8. Ensure that maximum roof coverage does not exceed 40% on entire 6.86 <br />acre tract to be replatted. <br />9. Provide on -site detention for an additional development and design in <br />such a way as not to inhibit normal sheet flow of adjacent properties. <br />10. This permit does not become valid until a formal Development Site Plan <br />and Replat are submitted to the City; reviewed and approved in <br />accordance with the requirements of the Development Ordinance. <br />11. The Developer shall comply with all applicable laws and ordinances of <br />the City and the State of Texas. <br />Options available to the Commission are: <br />• Recommend to Council approval of this SCUP with additional <br />conditions. <br />• Recommend to Council denial of this SCUP. <br />• Table the item for further consideration by the Commission. <br />
