<br />Landfill No.3 <br />Site Plan <br />Page 4 of 4 <br /> <br />Staff, using Development Ordinance 1444, Section 4.09, has reviewed the <br />redevelopment of Harris County Landfill No.3 and found it to be in <br />substantial compliance with applicable ordinance requirements. <br /> <br />The Plan is recommended for approval with the following conditions: <br /> <br />1. Tracts 3, 4, and 5 in Blocks 373, 374, and 376 respectively are 16' <br />wide public alleys and need to be closed and abandoned per City's <br />Ordinances. <br />2. Prior to the use or occupancy, a subdivision plat for the entire <br />47.709 acre tract shall be submitted for approval by the City before <br />filing with the Clerk of Harris County. <br />3. Add City Approving Authority Certificate on the site plan. <br />4. For natural drainage, the owner/developer will grade North 8th <br />Street from discharge point to the north outfalling into HCFCD <br />F 1 0 1 Channel. <br />5. Submit a separate landscape plan showing proposed landscaping <br />along North Broadway, tall trees along North 8th Street, and <br />approximatel~ 400' along North J&H Streets from an intersection <br />with North 8t Street. <br /> <br />Options available to the Commission are as follows: <br /> <br />· Approve the Major Development Site Plan as filed; <br /> <br />· Conditionally approve the Major Development Site Plan as filed, <br />provided, the reasons for such conditional approval are stated in writing <br />and a copy of the statement is signed by the Chairman of the Planning <br />and Zoning Commission. <br /> <br />· Disapprove the Major Development Site Plan as filed, provided, the <br />reasons for such disapproval are stated in writing and a copy of the <br />statement is signed by the Chairman of the Planning and zoning <br />Commission. <br />
