<br />Staff Report <br /> <br />January 20, 2011 <br /> <br />Zone Change Request # 10-92000001 <br /> <br />Requested by: Carlos Jimenez and Myrna Resendez (Property Owners) <br /> <br />Requested for: A 1.00 acre of land described as TR 239C out of La Porte Outlots, <br />Enoch Brinson Survey, Abstract 5, La Porte, Harris County, Texas. <br /> <br />Location: 11810 North 'H' Street <br /> <br />Present Zonin!!:: Large Lot Residential (LL) <br /> <br />Requested Zonin!!:: General Commercial (GC) <br /> <br />Backe:round: <br /> <br />· The subject property is I-acre ofland, described as TR 239C, out of La Porte <br />Outlots, Enoch Brinson Survey, Abstract No.5, La Porte, Harris County, <br />Texas. The property in question is located along North Avenue H near Sens <br />Road in Lomax area. <br /> <br />· At the time of consolidation of Lomax area into the City, the property in <br />question was assigned a zoning classification of R-l Residential. This was <br />done under the provisions of Ordinance 780, the Zoning Ordinance in <br />effect at that time. <br /> <br />· On January 26, 1987, as part of the comprehensive rezoning of La Porte <br />(Ordinance 1501), the subject property shows zoning as Low-Density <br />Residential (R-l). <br /> <br />· In compliance with the City of La Porte Comprehensive Plan 2000-2020 <br />Objective 9.2a, Large Lot Residential Land Use Designation, a Large Lot (LL) <br />Residential District was created per Ordinance No. I501-T4 dated 10-24-05. This <br />property received the Large Lot (LL) zoning designation. <br /> <br />· Per ordinances, minimum lot size for single-family Large Lot is I-acre with a lot <br />width of 90'. The subject property is in compliance with these standards and <br />is suitable for a single-family dwelling. <br /> <br />· If approved, the rezone would allow the property owners to operate a <br />Truck Maintenance Shop in a predominantly residential area. <br /> <br />Analvsis: The property described above is located to the south of North H Street at <br />approximately 500 ft. west ofSens Road.
