Another factor is the truck route ordinance which does not <br />• include Powell Rd, as a specified truck route. Therefore, the <br />r ultimate weight limits for vehicles may affect the proposed use. ~ <br /> Public Utilities <br /> a. Water. Based on a very quick review of the information ~ <br /> received, an extension from an existing 8" water line will be <br /> required in order to meet the City's policies and codes. <br />i b. Sewer. Again based on a quick review of the information it ~ <br /> appears that the developers are proposing a wastewater <br /> pre-treatment facility on site as well as a sanitary sewer <br /> extension from an existing City trunk main at Fairmont Parkway. <br /> These items must be the be co-ordinated with the City staff and <br /> meet all ordinances and policies. The location proposed by the <br /> developer is not perceived to be the most advantageous route, as <br /> it is sandwiched in between the roadbed and an Exxon pipeline. <br /> c. Stormwater. Presently the drainage in this area is handled by <br /> an existing roadside swale which is poorly defined and often <br /> filled with debris and has no clearly defined outlet. All of <br /> these factors would contribute to standing water and maintenance <br /> problems. ~ <br /> d. St eet Closing. At this time the 17th street R.O.W, is not <br /> closed. An application has been made to council but no action has <br /> been taken. ,~ <br /> <br /> (4) Mr. Gray's letter indicates that there are other <br /> existing industrial uses on surrounding properties. At this time ,~ <br /> there is only one existing industrial use, the Brown and Root <br /> Asphalt Plant, which is adjacent to the tract in question. <br />~ <br />This request should be analyzed based on the above f <br />~` <br /> information. It should be noted that a precise legal description <br /> will be needed should the use permit be granted. The agenda also <br /> contains another request for a container yard.
