GRAY (MILLER TRANSPORTERS) <br /> <br /> <br /> The staff has reviewed the request for a special use permit <br /> to allow a truck terminal in a portion of blocks 1177, 1178 <br />and <br /> , <br />that portion of 17th street bounded therein. This request comes ~ <br /> from Mr. Eddie Gray who is the agent for the property in question. <br /> Miller Transporters will purchase the property if a special use <br />{ permit is granted. , <br /> . The Zoning ordinance requires the submittal of detailed <br /> <br />' information as outlined in my letter to Mr. Gray dated 4/12/84. <br />- Please refer to my letter for details of the ordinance <br /> requirements. I will refer to the information by the numbers <br /> indicated in the letter. ~ <br /> (1) Mr. Gray has submitted a site plan as of 4/18/84. It can be <br /> determined that the use will be a truck wash and terminal. <br /> (2) The site plan submitted has been drawn by a registered <br />{ <br />surveyor as required by the City's adopted site plan requirements. <br />,~ <br /> (3) Traffic <br /> a. By Mr. Gray's estimates there is anticipated to be C' <br /> approximately 15 to 20 tractor-trailer units per day. This base <br /> loading will be increased by a certain amount of vehicular <br /> movement by employees and any future demands made by other ~ <br /> developments. The City currently has no plans nor finances <br /> available to do any improvements to the roadway. <br /> b. Presently, Powell Rd. (So. 16th) consists of a crushed ~ <br /> stone roadbed without improved shoulders, riding surface, or <br /> drainage. However, the roadway has been open to and transversed <br /> by the public for many years on an irregular basis. Regular ~ <br /> vehicular activity along this roadway would eventually create ` <br /> maintenance problems for the City as the present roadbed and <br /> drainage is not designed for this activity. Also, dust would <br /> become a problem in the area. The "dusting" would not pose much ~` <br /> of a problem now as there are no neighbors. Future residents of <br /> the area could be impacted.
