PlanningandZoningCommissionRegularMeeting <br />September25,2014 <br />SCUP,CSTConvenienceStoreandGasStation <br />2.TheplanshallcomplywithallotherprovisionsofChapter106,ͻƚƓźƓŭͼofthe <br />/źƷǤƭCodeofOrdinancesandallotherdepartmentreviewsandapplicablelawsand <br />ordinancesoftheCityofLaPorteandtheStateofTexas. <br />3.Allnecessarydocumentationforbuildingpermitreviewmustbesubmittedin <br />conjunctionwiththeĭźƷǤƭbuildingpermitapplicationprocess. <br />4.ExistinglandscapingandmonumentsignageattheintersectionofWharton <br />WeemsandSH146plantedasaͻŭğƷĻǞğǤͼtothePortCrossingBusinessParkshall <br />bemaintainedandincorporatedintothelandscapeplanandirrigationsystem <br />requiredotherwiseforthedevelopmentwhichshallalsobemaintainedin <br />compliancewiththe/źƷǤƭCodeofOrdinances. <br />5.Landscaping,includingacombinationoftreesandshrubsshallbeprovided <br />betweenthewestedgeofpavementandthewestpropertylineinamannersoasto <br />shallbeprovided <br />providescreeningtotheadjacentproperty.Additionallandscaping <br />intheareabetweenthesouthedgeofpavementandthesouthpropertyline.This <br />landscapingshallincludeamixoftreesandshrubsplantedinamannersoasto <br />createanamenitytothesite.Atnotimeshallthelandscapeareasouthofthe <br />edgeshowintheproposalbepavedorallowedforvehicleuseor <br />pavement <br />circulation. <br />6.Atrafficstudyperformedbyalicensedengineershallberequired.Thestudy <br />mustensurethattheproposeddevelopmentwillnotadverselyimpacttheSH146 <br />WhartonWeemsintersectionaswellastheSH146frontageroadeastofthe <br />proposedfacility.Anymitigationrequiredbythestudywillbetheresponsibilityof <br />theapplicant. <br />7.Vehiclesmayparkwithindesignatedparkingspacesonly,exceptwhenfueling. <br />Noovernightparkingofvehiclesispermittedonsite.Theapplicantshallrecorda <br />separatelegaldeedrestrictingtheovernightparkingofvehiclesonthissitepriorto <br />theapprovalofasitedevelopmentplanbythecity. <br />8.Nomorethan____dieseltruckfuelingpumpsarepermitted. <br />9.TxDOTandHarrisCountydrivewaypermitsshallbepresentedpriortopermit <br />issuanceforalldrivewaysrequested.Maximumdrivewaywidthsshallbeprovidedin <br />compliancewithcitycoderequirements. <br />10.Thepavementshallremainingood,operable,dustfreeconditionovertime,and <br />thatrepairsshallbemadeasnecessaryuponwrittennotificationbythecity. <br />6 <br /> <br />
