DESIGN GUIDELINES <br />DIVISION 1. DESIGN GUIDELINES FOR GC, NC AND BI DISTRICTS <br />Sec. 106-925. Purpose and intent. <br />(a) Purpose. The purpose of this division is to establish minimum guidelines for the <br />appearance of neighborhood commercial, general commercial, business industrial <br />districts. <br />(1) Buildings should directly contribute to the attractiveness, safety and <br />function of the street and public areas. <br />(2) Buildings should be constructed in a manner, and with materials, that <br />are highly durable and will continue to endure and be attractive over a long <br />time, especially adjacent to public and pedestrian areas. <br />(3) It is intended by this Section, to encourage a variety of building and <br />design solutions in response to the guidelines and regulations outlined herein. <br />(b) Intent.It is the intent of these guidelines to promote high quality design in new <br />development, thereby creatinga sense of community identity. It is also intended to <br />ensure commercial buildings are constructed in a manner that allows flexibility to <br />accommodate a range of uses over time in order to avoid the need to demolish and <br />successive uses. <br />rebuild for <br />Sec. 106-XXX.
