The following are a number of <br />considerations staff analyzed as part of this application: <br />Use. <br />The use of the site is intended to provide additional parking of vehicles and flat-bed <br />trailers (wheeled stock) for Medders Construction, which owns the building across the <br />street at 311 S. 161" Street. In order to prevent future use of this site as a storage yard, <br />staff is recommending a condition prohibiting the use of the site for outdoor storage of <br />materials. Additionally, staff is recommending that this SCUP be used only by Medders <br />Construction or subsequent owners and lessees of 311 S. 161" Street. <br />Site Development Plan. <br />Should the SCUP be approved, the applicant will need to submit application for a site <br />development plan to be reviewed administratively. All proposed improvements will <br />need to comply with the various code requirements outlined in the city's Zoning <br />Ordinance (Chapter 106), including but not limited to landscaping, setbacks, and <br />screening, along with any conditions imposed by the SCUP. <br />
