The property in question is a 20acre tract of land located <br />on the east side of SH 146 north of Wharton Weems Blvd. and is legally described as Tract 1L, <br />Abstract 35, J Hunter Survey. <br /> <br />The property is currently undeveloped. Previously, a SCUP had been approved for this site for <br />La Porte Town Center, a mixed use commercial and mid/high density residential project. This <br />approved SCUP expired on February 27, 2018 due to a lack of activity. <br />The newly proposed project will consist of 17 individual residential buildings with a club <br />house/fitness facility and pool area. The total number of units will not exceed 294 allowing for <br />a proposed density of 15.5 units per acre. The site will include an internal wet bottom detention <br />lake that will also buffer the buildings on the eastern edge of the property from the existing City <br />Golf Course. <br />Staff did not receive any notices in favor or opposition to the proposed project. <br />The Planning and Zoning Commission, at their February 15, 2018 regular meeting, voted 8-0 to <br />recommend approval of the proposed SCUP, with the following conditions: <br /> <br />1.A site development plan shall be submitted in accordance with applicable <br />requirements of the City of La Porte’s Development Ordinance and shall comply with <br /> <br />
