all provisions of Chapter 106, “Zoning” of the City’s Code of Ordinances and all other <br />department reviews and applicable laws and ordinances of the City of La Porte and <br />the State of Texas. <br />2.Permitted use on site will be described as Multi-family. <br />3.The underlying zoning will be R-3. All Multi-family development requirements will <br />need to be met. <br />4.All fire code requirements must be met, specifically regarding total number of <br />required ingress and egress points. Approved General Plan must reflect these <br />requirements. <br />5.Permitted density will not exceed 15.5 units/acre. This is in contrast to section 106- <br />33 (a) of the City of La Porte Zoning Ordinance. <br />6.A Traffic Impact Analysis will be performed and submitted to the city for review prior <br />to approval of the required site plan. <br />7.All necessary documentation for building permit review must be submitted in <br />conjunction with the city’s building permit application process. <br />8.Any substantive modifications to this Special Conditional Use Permit will require an <br />amendment to this SCUP in accordance with Chapter 106, “Zoning” of the City’s <br />Code of Ordinances. <br />9.Drainage requirements must meet Harris County Flood Control District standards. <br />(added by P&Z Commission) <br />10.Property will be developed as a Class A facility based upon rates and amenities <br />proposed by the Developer.
