Mr. Ian Clowes <br />Planning and Development Department <br />City of La Porte <br />May 20, 2019 <br />Page 2 <br />Accordingly, the Port Authority seeks to amend SCUP 03-011 Permit Conditions Nos. 3, <br />4, 5, 6, 8, and 9 as set forth in more detail below: <br />3. "Comply with the General Plan approved be the City." <br />The Port Authority requests that Permit Condition No. 3 be amended to reflect <br />an amended General Plan approved by the City, which reflects the updated <br />Site Plan (attached). <br />4. "Ensure that at least 30 percent of the property consists of landscaping and/ or <br />screening." <br />The Port Authority requests that Permit Condition No. 4 be amended to add <br />"landscaped ponds (either dry or wet) with native grasses at completion of the <br />project" to the 30% requirement. <br />5. "Provide detailed landscape and screening plans during site plan submittal. <br />Allow existing trees and shrubs to remain as natural buffer. Provide "in fill" <br />planting of trees and shrubs." <br />The Port Authority requests that the second and last sentences of Permit <br />Condition No. 5 be amended to read as follows: "Allow existing trees and <br />shrubs exterior to the sound wall to remain as a natural buffer. Provide "in fill" <br />ponds with native grasses and planting of drought -tolerant trees along the <br />boulevard R.O.W., which provides for one year of established watering." <br />6. "Provide and irrigation system to ensure that all landscaping and careening is <br />properly maintained by the owner/ developer." <br />The Port Authority requests that Permit Condition No. 6 be deleted, as irrigation <br />is not needed for native grass and drought tolerant trees per La Porte Zoning <br />Ordinances. <br />7. "Adhere to the provisions and details shown in facilities lighting plan. Ensuring <br />that all illumination occurs on site and does not affect nearby residences." <br />The Port Authority requests that the Permit Condition No. 8 be revised to delete <br />the current text and replace it with, "The revised lighting plan shall adhere to <br />the requirements of applicable City Ordinances." <br />8. "Enhance the building fagade so that it is architecturally and aesthetically <br />pleasing. The Planning and Zoning Commission must approve the design." <br />
