<br />REVISED DRAFT APRIL 9, 2012 <br />Large Lot Residential – This classification includes the areas to remain <br />large lot residential in the Lomax area. <br />Low-Density Residential – This classification includes single family <br />residential use with minimum lot area ranging from 4,500 to 43,560 <br />square feet. Other permitted uses are those in conformance with the <br />Low Density Residential District (R-1). <br />Moderate to High Density Residential – The Moderate to High Density <br />Residential classification includes single family attached or detached <br />dwellings, multiple family dwellings, patio homes, garden apartments, <br />condominiums, and townhouses. The minimum lot area for these uses <br />ranges from 2,000 to 20,000 square feet with maximum lot coverage <br />ranging from 50 to 60 percent. Moderate and High Density Residential <br />uses generally include those specified in the Mid-Density Residential <br />District (R-2) and High-Density Residential District (R-3). <br />Commercial – The Commercial classification includes uses that are in <br />conformance with the uses permitted in the Commercial Recreation <br />District (CR), Neighborhood Commercial District (NC), and General <br />Commercial (GC) District. <br />Commercial Industrial – The Commercial Industrial Classification <br />provides for the establishment of industrial development that is <br />compatible with surrounding or abutting residential districts. Uses are <br />limited to administrative, wholesaling, manufacturing, and related <br />compatible uses as defined by the Business Industrial Park (BI) Districts. <br />Industrial – The Industrial Classification provides for the establishment of <br />light and heavy industrial development. Uses are in conformance with <br />the Light Industrial District (LI) and Heavy Industrial District (HI). <br />Public and Institutional – The Public and Institutional classification <br />includes such uses as schools, library, utilities, and government buildings. <br />Parks and Open Space - The Parks and Open Space classification includes <br />existing public parks and recreation areas, open space, natural habitat <br />areas and areas within the floodplain. <br /> <br />The land use plan is intended to generally guide future land use decisions, <br />which are typically made simultaneous to other decisions regarding the <br />provision of adequate public facilities and services and infrastructure <br />improvements. Consideration should be given to the following issues prior <br />to making land use decisions: <br /> <br />Character of the surrounding and adjacent neighborhoods; <br />Existing use of nearby properties, and the extent to which a land use <br />classification would be in harmony with such existing uses or the <br />anticipated use of the properties; <br />2.30 <br /> <br />Chapter 2 <br /> <br />
