PlanningandZoningCommissionRegularMeeting <br />April21,2016 <br />MajorDevelopmentSitePlanΑPortCrossingC6Building <br />proposeddevelopmentisconsistentwiththelandscapingrequiredinSection106800of <br />theCodeofOrdinances. <br />TheproposalmaintainstheexistingPortCrossingentrancefeaturelocatedatthe <br />northwestcornerofHighway146andExportDrivethatwasconstructedwiththe <br />originalpublicimprovementforthebusinesspark. <br />Parkingandcirculation. <br />Section106839oftheCodeofOrdinancesoutlinestheĭźƷǤƭparkingrequirementsfor <br />warehouse/distributionuses.Therequirementsareasfollowsforthisdevelopment: <br />1.OfficeΑ3per1,000sq.ft.(105spacesrequired) <br />2.WarehouseΑ1.5pernonofficeemployee(49spacesrequired) <br />atotalof154parkingspacesarerequiredbycode.Theapplicantis <br />Inthiscase <br />proposingatotalof156parkingspaceswiththedevelopment.Theapplicantisalso <br />providingthenecessaryADAparkingspacesrequired. <br />Theproposeddrivewayscomplywithallseparation,width,radiusandotherdimensions. <br />TheapplicantwillberequiredtoprovideanynecessaryaccesspermitsfromTXDOT <br />priortoissuanceofabuildingpermit.Thisisastandardpracticeforalldevelopmentin <br />thecity. <br />Sidewalks. <br />TheapplicantisincludingsidewalksasrequiredintheĭźƷǤƭPublicImprovementCriteria <br />Manual(PICM).ThesiteplanincludessidewalksalongbothHighway146andExport <br />Drive. <br />FireHydrantLocations. <br />TheFireMarshalhasreviewedtheproposedsiteplanandoneitemremainsapotential <br />concern:thelocationoftheproposedfirehydrantsoffofthedrivewayarealong <br />totheFireMarshal <br />distancefromthecurb;furtherclarificationofthismustbeprovided <br />beforethesiteplanisexecutedandsigned.Staffisrecommendingthattheapplicant <br />resolvethisissuewiththeFireMarshalasaconditionofapprovalofthissiteplan. <br />Drainageanddetention. <br />TheproposeddevelopmentispartofthedrainagesystemdevelopedbythePort <br />CrossingPropertyOwnerAssociation.Regionaldetentionpondswereprovidedinthe <br />PortCrossingBusinessParkthatweresizedtodetainthedevelopmentofthissiteas <br />wellasallotherdevelopmentwithintheboundariesofthePortCrossingdevelopment. <br />Asaresult,additionalonsitedetentionisnotrequired. <br />TheproposeddevelopmentisconsistentwiththeĭźƷǤƭPICMrequirementsfordrainage <br />purposes. <br />3 <br /> <br />
