We initially provided Mr. Diaz with a summary of total <br />costs for a complete renovation of the existing building including site work and contingencies. <br />The purpose of the summary was to provide Mr. Diaz a budget number to secure funding and to <br />compare the cost of a first class renovation versus new construction. It is our understanding that <br />as a result of this letter, the City is now wanting Mr. Diaz to demolish his existing building. <br />This letter is intended to clarify the purpose of the original letter and clarify that the <br />building can be repaired for less than 50% of the HCAD listed appraised value. The original <br />letter was based on performing a first class renovation of the interior and exterior of the building <br />and reopen the Speedy Taco Restaurant and was intended to secure the funding for this <br />renovation and site work. The necessary minimum structural repairs can be performed and the <br />front windows and framing can replaced for less than 50% of the appraised value which is listed <br />as $41,742. The front windows will no longer be storefront style windows with impact rated <br />glazing and a majority of the exterior facade work will not be done. The windows will be <br />smaller frame mounted windows with supplemental impact protection to meet wind storm <br />requirements. It is unfortunate that the City is not exercising the discretion it has available in <br />order to allow Mr. Diaz to perform the complete first class renovation he had envisioned. <br />If you have any questions or require any additional information, please do not hesitate to <br />contact me at your earliest convenience. <br />Yours truly, <br />William T.
