~ ~ <br />Staff Report Spencer Landing Subdivision May 1,1997 <br />Section I, Preliminary Plat <br />Requested Bv: Mr. Brad Dill of B. D. Realty Advisors, L.L.C. <br />Requested For: 33.16 Acre Tract, being all of Outlots 34, 35, 46, 47, 54 and 55 and Part of <br />Outlots 36, 45, 66 and 67, La Porte, Volume 59, Page 313, H.C.D.R, <br />situated in the Richard Pearsall Survey, Abstract 625, Harris County, Texas <br />Present Zoning: High Density Residential (R 3) and Low Density Residential (R-1) <br />Requested Use: Residential Subdivision <br />Background: The proposed Spencer Landing is a major subdivision that will be located on <br />the north side of Spencer Highway in the 11,400-11,500 Block of Spencer <br />Highway. (See Exhibit A) The General Plan for this subdivision was <br />`approved by the Commission during their April 17, 1997 meeting. <br />Analysis: ~ By approval of the Section I Final Plat, the $8,925.00 payment of money in <br />lieu of parkland will need to be made. As noted in previous reports, this <br />figure is calculated on a $175.00 per lot basis. The total for the entire <br />subdivision is $24,500.00. This will leave a balance of $15,575.00 due upon <br />development of Section II. <br />A water and sewer extension, at the expense of the property owner to the <br />west of the proposed subdivision, was required for the development of the <br />church site. A pro-rata share of the extension cost will need to be paid to the <br />City so reimbursement can be made to that property owner. Those specific <br />amounts are addressed in subsequent paragraphs. <br />By approval of the Section I Final Plat, the applicant will be responsible for <br />paying sanitary sewer development costs. The applicant's maximum cost <br />exposure will be $7,363.50. This is equal to 50% of the original $14,727.00 <br />extension cost. <br />By approval of the Section I Final Plat, the applicant will be responsible for <br />paying water development costs. The applicant's maximum cost exposure <br />will be $3,439.00. This figure represents the cost that would be involved in <br />tying into the D Street water line in lieu of the existing water line located in <br />the easement which adjoins the west side of the subdivision. <br />
