the State of Texas, subject to the following conditions. <br />2. Permitted use on site will be described as Multi -family. <br />3. The underlying zoning will be R-3. All Multi -family development requirements will <br />need to be met. <br />4. Permitted density will not exceed 24 units/acre. This is in contrast to section 106-33 <br />(a) of the City of La Porte Zoning Ordinance. <br />5. Total number of dwelling units may not exceed 300 units on site. <br />6. Maximum building height for any on site structure may not exceed 60 feet. <br />7. The 1000 foot minimum distance requirement between separate multi -family <br />developments shall be applied as measured from building to building not property <br />line to property line. <br />8. A Traffic Impact Analysis will be performed and submitted to the city for review prior <br />to approval of the required site plan. <br />9. All necessary documentation for building permit review must be submitted in <br />conjunction with the city's building permit application process. <br />10.
