The site has a single residential <br />home along with a detached garage on the property. The property owner is requesting <br />approval of a SCUP to allow for a small secondary dwelling to be added to the existing <br />site. The structure will be located in the northeast corner of the rear yard and will be <br />screened from view of the public right-of-way-by existing fencing. <br />Section 106-331 Table A states that a secondary dwelling unit is permitted in the R- <br />2 and R-3 zoningdistricts and is permitted in the R-1 zoning district with the approval <br />of a SCUP. Being that this site is currently zoned R-1, the applicant is required to obtain <br />approval of SCUP prior to seeking approval from staff of any building permits. <br />As part of the SCUP approval process, staff and thePlanning and Zoning Commission <br />haverecommended three (3)conditions of approval.The recommended conditions are <br />as follow: <br />1.All necessary documentation for building permit review must be submitted <br />in con <br />2.The site is zoned Low Density Residential (R-1).
