• • <br />CITY OF LA FOk~E ~ <br />• <br />i <br />• <br />• <br />INTER-OFFICE MEMQRANDUM <br />T Q; Planning & Zoning <br />FROM: John Joerns <br />SUBJECT: BrookGlenn Park; Preliminary Plat <br />DATE : 01-30-81 <br />The preliminary plat for Brookglen Park was reviewed and <br />found to have several conflicts with the City's subdivision <br />ordinance. Some of the deficiencies can be corrected by minor <br />plat modifications; others are not severe enough to effect the <br />orderly, safe layout of the subdivision. <br />For discussion purposes I have taken the itemized list <br />prepared by the engineering dep artment and offered a brief <br />comment on each item. The developer's engineer and myself <br />have reviewed the list and he will be prepared Monday night <br />to present his reasons for varying from the strict application <br />of the ordinance. Additional input on existing utilities <br />and other staff comments will also be provided Monday night. <br />Refer to attached list. <br />Item No. Comment <br />1) Survey Tie - Expensive, not pratical and usually <br />won't accomplish what it was <br />intended to do <br />2) Topography Requirement - as written in the ordinance this <br /> <br />requirement is not very informative <br />especially for channelized drainage <br />ways; as a matter of pr aticality this <br />is also a Harris County Flood Control <br />right of way and will be governed and <br />checked by that agency <br />3) Minimum &adius 300' - obselete/or unnecessary requirement <br />Required vs. 50' f or local street, probably intended <br />for collector. street where speeds are <br />higher; most newer ordinances set this <br />requirement between 100'-150'. A 50' <br />radius which this subdivision has is <br />not desirable especially a large <br />number of them. Although it may be <br />difficult, fire equipment can traverse <br />this curve. Safe speed for curve of <br />this radius under average conditions <br />is approximately: <br />Max. 20 mph <br />Avg. 15 mph (comfortable) <br />
