- .,_~ ~~ <br />-2- <br />rate of One Dollar ~.00) per year for the ~ of this lease as <br />hereinabove defined. <br />IV. <br />LESSOR agrees to deliver possession of and control to all of <br />the demised premises on the date and hour herein specified, provided <br />however, that LESSOR reserves the right, subject to the limitations <br />herein in during the term of this lease, from time to time, and at <br />its own expense and by its officers, agents, or contractors, to make <br />such renovations, repairs and changes in and about the premises, as <br />the CITY OF LA PORTE seems desirable, particularly reserving the right <br />to maintain or repair utilities or other municipals appurtenances in <br />or about the leased premises, and LESSEE agrees to make no claim <br />against the CITY OF LA PORTE, its officers, agents, and contractors, <br />for interference with their leasehold interest or for loss or damage <br />to their business during such renovations, .repairs, and changes. <br />• Further, LESSEE specifically agrees that LESSOR shall have an unre- <br />stricted right of ingress and egress to the leased premises for the <br />purpose of making said repairs and alterations to utilities or said <br />leasehold municipal appurtenances. <br />V. <br />LESSOR covenants and agrees with LESSEE that LESSEE may only <br />use the demised premises for a parking lot. Further, LESSEE specifi- <br />cally covenants and agrees with LESSOR that said parking lot shall <br />only be used for parking incidental to either LESSEE'S church related <br />activities, any activities of the CITY OF LA PORTE, or any of its <br />departments or agencies, or any parking needed for activities related <br />to the La Porte Independent. School District or any of its agencies. <br />VI. <br />LESSOR covenants and agrees with LESSEE that LESSEE may, during <br />the term hereof, make such alterations or changes to, and may construct <br />such improvements upon the demised premises, so long as said altera- <br />
