<br /> <br />. <br /> <br />. <br /> <br />e <br /> <br />-2- <br /> <br />IV. <br />LESSEE agrees to obtain and maintain at its sole cost and expense, <br />public liability insurance and property damage insurance to protect <br />LESSOR and LESSEE against all loss or damage from the claims of all <br />persons who may be in or on the leased premises by the invitation, <br />consent or sufferance of LESSEE. Such public liabili ty insurance <br />shall have minimum bodily injury limits of $100,000 for each person <br />and $300,000 for each accident, with respect to any accident oc~urring <br />on the leased premises. LESSEE shall furnish LESSOR certificates of <br />all insurance coverage. <br /> <br />e <br /> <br />V. <br /> <br />At the end or other termination of this Lease, LESSEE shall have <br /> <br /> <br />the right to remove any improvements constructed by it on the leased <br /> <br /> <br />property. <br /> <br />_ <br /> <br />VI. <br /> <br /> <br />The permitted use of the demised premises is for an outdoor <br /> <br /> <br />recreation area for the City of La Porte Senior Citizens MUlti-Purpose <br /> <br /> <br />Center. LESSEE, in the use and occupation of the demised premises <br /> <br /> <br />and in the prosecution or conduct of any business therein, shall com- <br /> <br /> <br />ply with all requirements of all laws, orders, ordinances, rules and <br /> <br /> <br />regulations of the Federal, State, County and Municipal authorities. <br /> <br />VII. <br /> <br /> <br />LESSEE covenants that it will not use or permit to be used any <br /> <br /> <br />part of the demised premises for any dangerous, noxious, or offensive <br /> <br />trade or business and will not cause or maintain any nuisance in, <br /> <br /> <br />at,.or on the demised premises. LESSOR, its agent or attorney, <br /> <br />shall have the right to enter upon said premises and to inspect the <br /> <br />same during all reasonable hours. <br /> <br />VI I I. <br /> <br /> <br />LESSEE shall not assign this agreement or sublet said premises, <br /> <br /> <br />or any part thereof, to any person or persons whatsoever, wi thout <br /> <br />the prior written consent of LESSOR. <br /> <br />e <br /> <br />~,bL <br />
