<br />CITY OF LA PORTS <br />INTER-OFFICE MEA1ORANDUP9 <br />JULY 6, 1987 <br />T0: ZONING BOARD OF ADJUSTP4ENTS <br />FROM: DA~4.ISSEN, ZONING ADMINISTRATOR <br />SUBJECT: NEW JERUSALEM CHURCH; SPECIAL EXCEPTION REQUEST <br />FOR BLOCI{ 62; LOTS 17-20; LA PORTS <br />BACKGROUND <br />The New Jerusalem Church is proposing to build a new <br />educationa_1/recreational building adjacent to their existing <br />facility located at 210 West Polk. This building will be <br />located on Lots 17-20 of Block 62, La Porte. This property is <br />presently zoned "R-1". The church is requesting a special <br />exception to the setback requirements of Section 5-700, Table <br />B. This section designates the following setbacks for <br />religious institutions: <br />30 ft. - front <br />20 ft. - rear <br />10 ft. - side <br />The church is specifically requesting exceptions to the front <br />and rear setback requirements. They are making this request <br />under the guide lines set forth in Section 11-605 (2) & (4). <br />Item 2 deals with rear yards and reads as follows: <br />A rear yard exception where the actual rear yard setback <br />of any four (4) or more lots in the same blocl; does not <br />meet the rear yard requirements of these regulations. <br />Item 4 deals with front yards and reads as follows: <br />An'Iexception where the existing front yard setbacks of <br />the';~various lots in the same block are not uniform, so <br />that. any one of the existing front yard setbacks shall, <br />fo`r`''buildings hereafter constructed or extended,be the <br />required minimum front yard depth. <br />
