Fairmont <br /> <br />Requested By: <br /> <br />Fairmont Park Joint Venture & Mr. J. P. Jackson <br /> <br />Zoning: <br /> <br />R-3, High Density Residential <br /> <br />Background: <br /> <br />This request is being filed in conjunction with rezoning request <br />#88-003. The tracts in question are located adjacent to Mr. Jackson's <br />existing boat/RV storage facility (See Exhibit B). He is proposing <br />the same use for these tracts, with the new facility to be developed <br />in three (3) phases. <br /> <br />City Council, during their public hearing and regular meeting of <br />August 10, 1987 determined boat/RV storage to be an acceptable <br />Neighborhood Commercial (N.C.) with a special conditional use. <br /> <br />Analysis: <br /> <br />As noted above, this request has been filed in conjunction with a <br />rezoning request. The application, which has been filed by Fairmont <br />Park Joint Venture and J.P. Jackson, is requesting a zone change to <br />Neighborhood Commercial for both these tracts and the adjacent <br />property lying to the west. The suitability of Mr. Jackson's property <br />for a special conditional use permit is contingent on the requested <br />rezoning being granted. <br /> <br />Section 10-202 of the Zoning Ordinance sets the following <br />prerequisite requirements for the granting of a Special Conditional <br />Use Permit. <br /> <br />1. That the use be compatible with...and not significantly <br />diminish or impair [the value of] property within the <br />immediate vicinity. <br /> <br />2. That the conditions placed on such use as specified in each <br />district have been met by the applicant. <br />
