AlbreCh~ector of Community Development <br /> <br />International Cargo Network, Inc., Preliminary Drainage <br />and Utility Report <br /> <br />TO: <br /> <br />FROM: <br /> <br />I have reviewed the preliminary drainage and utility plan <br />for the proposed I.C.N. Development and find them, as preliminary <br />plans, to be satisfactory. <br /> <br />Drainaae: <br /> <br />The storm water drainage system capacity for this complex is <br />based on a "three year rainfall event." The City finds this to <br />be an adequate design parameter. The final drainage plan, which <br />must be submitted for City approval must, include calculations <br />which verify the design parameters. Additionally, the applicants <br />will be required to obtain development permits from Harris County <br />Flood Control. Acquisition of these permits will be a pre- <br />requisite for approval of construction permits. <br /> <br />Utilities: <br /> <br />Regarding the issue of utilities, two areas must be <br />considered. The first deals with existing utility lines which <br />cross the I.C.N. tract. There is currently an eight (8) inch <br />potable water line located in the portion of the Madison Street <br />right-of-way to be closed and purchased by I.C.N. This line is <br />to be re-routed, at I.C.N. 's expense. I.C.N. is proposing to <br />grant a fifteen (15) foot wide easement to the City (See Exhibit <br />C). The re-routed Madison Street water line will be located <br />within this easement. <br /> <br />Dedication of this easement and re-routing (as well as <br />acceptance) of the water line will be pre-requisites for issuance <br />of construction permits. <br /> <br />There is also an overhead Houston Lighting and Power Company <br />transmission line which extends onto this tract from the south <br />along the Kansas Street right-of-way. This line will remain but <br />be raised to accommodate rail spur traffic. An electric line <br />which also enters the tract along Kansas and then turns west <br />along Tyler, will be removed and re-routed along Adams Street <br />(See Exhibit C). <br /> <br />EXHIBIT I <br />
