<br />e <br /> <br />e <br /> <br />Page -2- <br /> <br />The other aspect of the utility issue to be examined is the <br />provlslon of utilities to the I.C.N. facility. Potable water <br />will be provided from the eight (8) inch Madison street water <br />line. The City has performed a flow test on this line. The test <br />results indicate adequate water for both domestic and fire <br />protection needs. <br /> <br />Sanitary sewer service will be provided from North Broadway. <br />As the I.C.N. facility is designed and intended solely for <br />warehousing, sewer discharge should primarily consist of normal <br />sanitary waste. Provision of adequate sewer service does not <br />appear to pose a problem. <br /> <br />A final issue regarding utilities relates to the City's plan <br />to eliminate lift station number nine (9). This station will be <br />eliminated once a new North Broadway line is in place. In order <br />for the line to be placed, a twenty foot (20) utility easement <br />will be required. This easement is to be located adjacent to the <br />east boundary of the North Broadway right-of-way. <br /> <br />In order to facilitate this project, I.C.N. will be required <br />to provide a twenty (20) foot easement along the North Broadway <br />face of their property. This will only entail five (5) <br />additional feet to the fifteen (15) foot easement already <br />proposed on the northern third of the site to twenty (20) feet <br />continuing south to the Adams Street right-of-way (See Exhibit <br />G). Secondly, the eight (8) inch water line will have to be <br />relocated within the easement to allow room for the new sanitary <br />line. <br /> <br />Subject to the concerns mentioned above, the preliminary <br />utility plan proposed for this project is satisfactory. <br /> <br />EXHIBIT I <br />
