<br />e e <br /> <br />Exhibit IIAII Metes and Bounds Description and Plat of Fixed <br />Base Operator Area, consisting of 2.320 Acres, <br />More or Less <br /> <br />Exhibit IIBII Tie-Down Area <br /> <br />Exhibit IICII <br /> <br />Lessor Provided <br />roadway, an eight <br />, eight inch (8 II) <br />drainage) <br /> <br />Infrastructure (including <br />inch (811) water line, an <br />sewer line, and storm <br /> <br />Exhibit IIDII <br /> <br />Lessee's Construction Schedule and Penalties. <br />Lessor agrees, upon written application by <br />Lessee, to extend the Lessee's construction <br />schedule dates, in the event of the inability <br />of Lessor to complete the Lessor provided <br />infrastructure described on Exhibit IICII, in a <br />timely manner, which delay by Lessor has the <br />effect of delaying Lessee in meeting its time <br />deadlines, above. <br /> <br />ARTICLE 1"- TERM OF AGREEMENT <br /> <br />1. The term of this Agreement and Lease, as it relates to the <br />Prior Lease Area, shall be for the period commencing July 7, 1997, <br />and terminating December 31, 1998, unless sooner terminated as <br />hereinafter provided. <br /> <br />2. The term of this Agreement and Lease, as it relates to the <br />Fixed Base Operator Area and Tie-Down and T-Hangar Area, shall be <br />for the period commencing January 1, 1999, and terminating December <br />31, 2018; provided, however, the" term of this Lease shall extend <br />for two additional five-year renewal options, at the option of <br />Lessee, unless cancelled by written notice from Lessee to Lessor, <br />on or before July 1, 2018, in the case of the first five year <br />renewal option; and on or before July 1, 2023, in the case of the <br />second five year renewal option. <br /> <br />ARTICLE II - LEASED PREMISES AND FACILITIES <br /> <br />1. The Lessor, in consideration of the compensation and sundry <br />covenants and agreements set forth herein to be kept and performed <br />by the Lessee, does hereby, and by these presents, demise and lease <br />u~to the Lessee, upon the conditions hereinafter Set forth, all of <br />which the Lessee accepts, the exclusive use and occupancy of the <br />Leased Premises, to-wit: <br /> <br />A. For the term stated in Article 1-1 hereof, the Prior <br />Lease Area, as described in Agreement of Lease between <br />the parties dated July 6, 1956, as amended; and <br /> <br />B. For the term stated in Article .1-2 hereof, property at <br />the Airport, consisting of 2.320 acres, more or less, <br />identified as IIFixed Base Operator Areall on Exhibit IIAII <br />attached hereto and made a part of this Agreement. <br /> <br />2 <br />
