<br />I <br />I <br />I <br />I <br />I <br /> <br />I <br /> <br />. <br />I <br /> <br />- <br /> <br />. <br /> <br />e <br /> <br />e <br /> <br />Water and Sewer Facilities <br />· Water lines will be constructed at Developers expense in accordance with City of La <br />Porte standards and will be placed in a 10' water line easement adjacent to the <br />proposed public streets. After construction of the lines and the expiration of the City of <br />La Porte standard construction warranty period, the water lines will be owned and <br />maintained by the City of La Porte. Water tap to City of La Porte system will be on the <br />north side of Fairmant Parkway near the Underwood Road intersection. <br />· Sewer collection system will be constructed at Developers expense in accordance with <br />standard practices, and will be owned and maintained as a "common element" of the <br />industrial park. The main sewer tap will be made to the existing City of La Porte <br />manhole on the 30" sewer trunk located at the southwest corner of Fairmont Parkway <br />and Underwood Road. <br />· Each water-sewer customer will make application to the City of La Porte and pay <br />meter, tap and front-foot fees as established by City policy. Water meters will be set in <br />accordance with City of La Porte standard practices. <br />· Sewer waste stream from each water customer will be required to have a standard City <br />of La Porte sample wall on their sewer line, available for monitoring by the Public <br />Works department in accordance with its practices. <br />· Each water-sewer customer will enter into an Industrial District Agreement (IDA) with <br />the City, if required, as set forth in the agreements to be established with the City. <br /> <br />F airmont Parkway Access <br />· No land tract will have direct access to Fairmont Parkway frontage. <br />· All land tracts in the industrial park will have access to existing public roads by way of <br />the new internal public streets and the proposed extension of Underwood Road. <br />- · The only Fairmont Parkway access is one proposed entry street. <br /> <br />Drainage and Flood Control <br />· The development infrastructure systems will be engineered and constructed as <br />required by Harris County Engineering, <br />· Storm water drainage system, including storm water detention, will be engineered, <br />constructed and approved by Harris County Flood Control District. <br /> <br />Proposed Industrial Park Design and Approvals <br />· Curbed and guttered concrete streets in accordance with Harris County standards, <br />· Industrial park to be designed and platted as a "subdivision" in accordance with <br />community standards as set forth by Harris County, and as approved by the City of La <br />Porte and other public entities. <br />
