<br />~ 106-637 <br /> <br />LA PORTE CODE <br /> <br />(h) Notwithstanding anything else in this chapter to the contrary, no building permit, nor <br />a development authorization (as said terms are defined in the development ordinance number <br />1444 on file in the city secretary's office) shall be issued until all required general plans, <br />development site plans, preliminary plats, or conditional use permits have been approved by <br />the appropriate approving authorities, as said authorities are defined in the development <br />ordinance number 1444 on file in the city secretary's office and this chapter. <br /> <br />Sees. 106-638-106-655. Reserved. <br /> <br />DIVISION 3. DISTRICT REGULATIONS <br /> <br />Sec. 106-656. Purpose and intent. <br /> <br />The purpose of this district is to provide for the grouping ofland parcels for development as <br />an integrated coordinated unit as opposed to traditional parcel by parcel, piecemeal, sporadic <br />and unplanned approach to development. This section is intended to introduce flexibility of site <br />design and architecture for the conservation of land and open space through clustering of <br />buildings and activities through conditional use provisions. It is further intended that planned <br />unit developments are to be characterized by central management, integrated planning and <br />architecture, joint or common use of parking, maintenance of open space and other similar <br />facilities, and a harmonious selection and efficient distribution of uses. <br /> <br />Sec. 106-657. Permitted, accessory and special conditional uses. <br /> <br />All uses permitted in the residential, commercial, and industrial districts. <br /> <br />Sec. 106-658. Density/intensity regulations. <br /> <br />Based on conditions established under this section and those established under section <br />106-636, planned unit development procedures. <br /> <br />Sec. 106-659. Special regulations and procedures. <br /> <br />(a) Procedure for establishing or developing a planned unit development district develop- <br />ment. <br /> <br />(1) An application for a conditional use permit shall be filed and processed based upon <br />procedures established by sections 106-216 through 106-218. <br /> <br />(2) An application for a general plan shall be filed and processed simultaneously with the <br />conditional use permit and shall be subject to the requirements of this chapter and the <br />city development ordinance number 1444 on file in the city secretary's office. - <br /> <br />CD106:76 <br />
