• • <br />4.00 SKETCH PLANS <br />• <br />The developer or -owner of the land may choose. to <br />submit a sketch plan to the director of community <br />development for his informal review. The applicant <br />should discuss with the Director the procedure for <br />submittal and approval of subdivision or development <br />site plans and the requirements as to the general <br />layout of streets, reservations of land, street <br />improvements, drainage, sewerage, fire protection, and <br />similar matters, as well as the availability of <br />existing services. The Director shall also advise the <br />applicant, where appropriate, to discuss the proposed <br />subdivision with those officials who must eventually <br />approve these aspects of the subdivision plat coming <br />within their jurisdiction. <br />1. SKETCH PLANS: REQUIREMENTS AND CONTENTS • <br />(SEE APPENDIX B) <br />For major subdivisions or developments, the <br />developer may prepare several different schematic <br />land plans for the same property during the <br />sketch plan stage. Complete instructions for <br />preparing sketch plans for all developments or <br />subdivisions are contained in Appendix B. <br />2. SKETCH PLANS: SUBMISSION <br />The City encourages the <br />to submit one (1) copy of <br />one (1) copy of the <br />checklist to the director <br />prior to the date he into <br />subdivider or developer <br />each sketch plan and <br />completed development <br />at least two (2) weeks • <br />ends to submit his first <br />
