SKETCH PLANS: EFFECT OF SKETCH PLAN REVIEW <br />• <br />Sketch plan review is optional and informational <br />in nature and no city approval or disapproval <br />results from this review. The developer may file <br />- a formal plan or plat, regardless of the outcome <br />of sketch plan review. <br />4.01 GENERAL PLANS <br />General Plans are required for all phased projects <br />involving major subdivisions or major developments. <br />The General Plan is to be designed to illustrate the <br />general design features of a subdivision or <br />development which is proposed to be developed or <br />platted in sections. This plan, when approved by the <br />Commission, constitutes a guide which the Commission <br />• will refer to in the subsequent review of plans or <br />plats that cover portions of the land contained within <br />the general overall plan and adjacent properties. <br />Should the developers future plans change, such <br />changes are to be disclosed to the Department by <br />filing a new General Plan. <br />1. GENERAL PLANS: REQUIREMENTS AND SUBMISSION <br />(SEE APPENDIX C) <br />Five (5) copies of the general plan, certified by <br />the developer and planning consultant, and one <br />(1) copy of all required documentation shall be <br />submitted to the department for review at least <br />two (2) weeks before the date at which Commission <br />. review is requested. Complete instruction for <br />preparing general plans are contained in Appendix C. <br />
