<br />SPECIAL CONDITIONAL USE PERMIT <br /> <br />'SCU91-001 <br /> <br />Reauested For: <br /> <br />"The storage Station" <br />Fairmont Parkway <br /> <br />10600 <br /> <br />Leqal Description: <br /> <br />2.8573 acre tract out of Reserve E; <br />Fairmont Park East Section 1 (See <br />Exhibit A). <br /> <br />Zoninq: <br /> <br />General Commercial (GC) <br /> <br />Owner: <br /> <br />Mr. Herb Mc Elveen <br /> <br />Proposed Develooment: <br /> <br />Storage yard for <br />recreational vehicles <br /> <br />boats <br /> <br />and <br /> <br />Backqround: <br /> <br />The "storage Station" is an existing "mini warehouse" <br />facility located at 10600 Fairmont Parkway. The west end of the <br />facility is occupied by a carwash which was closed some time ago. <br />Mr. Hc Elveen, the property owner and business proprietor is <br />proposing to convert the carwash to use as a storage facility for <br />boats and recreational vehicles. <br /> <br />Zoning Ordinance Section 6-400, Commercial Table A lists <br />this activity as "Outdoor Storage as a Primary or Accessory Use" <br />and designates it as "Conditional" in General Commercial Zones: <br />Thus the need for a Special Conditional Use Permit. <br /> <br />The following standards and requirements apply to outside <br />storage in General Commercial Zones. <br /> <br />Setbacks: <br /> <br />Twenty (20) feet front; 10 feet rear; 5 feet side (Section <br />6-500, Commercial Table B). <br />
